Who We Are

Kohala By The Sea  (KBTS)  is one of the Kohala Coast's premier gated communities. Residents enjoy gorgeous panoramic views of the ocean, mountains (some even see Maui!), along with sea breezes and splendid sunsets year round. Our community of 73 one-plus acre lots is just minutes north of the Kohala coast resorts, white sand beaches, golf courses and first class restaurants. 

We are a community of single family homes that are primarily owner-occupied.  Our privacy is very important to us so we do not allow short-term rentals (less than 30 days).

Safety is also key to KBTS owners and residents.  Our Board of Directors has approved a calling system to use in emergency situations.  Registered home owners will be called and informed if there is a fire or other disaster in our area, whether evacuation is required, and when it is safe to return.  If you are not registered or are unsure of the procedure, contact our Community Association Manager (scroll to the bottom of this page).  We also change our entry gate code regularly.

In addition to the Board of Directors, we have owners who selflessly volunteer their time and effort and serve on various committees that help the community in various ways such as the Design Review Committee, Landscape Committee and the Firewise Committee.
